THE PROJECT
TC Consult acted as Quantity Surveyor, partnered with Inspire Design and Buckland Dartford Limited to manage the refurbishment and conversion of a Methodist church on Bridge Street, Newbridge, into a new Tesco Express store.
THE CHALLENGE
As Contract Administrator, we set up and managed the JCT Design and Build Contract, led the on-site progress meetings and issued Contract Instructions. As the Quantity Surveyor we provided advice on potential Value Engineering opportunities, kept the client updated with cost reports and evaluated any variations. As part of the planning conditions, the client had to obtain a S171 agreement before roadworks could commence. This was successfully managed by TC after extensive liaising with the council, the groundworkers and a traffic management company, all of which meant the works were able to take place on schedule.
THE SOLUTION
The client assumed the role of main contractor and TC Consult successfully pivoted to the Contractor’s Quantity Surveyor. Navigating this contractual restructuring mid-scheme extended the timeline but showcased TC Consult’s commercial agility. By seamlessly adapting to the new project framework, the team-maintained momentum, protected client value, and successfully delivered a revitalised historic asset to the Newbridge community.
